Affordable Housing, Economic Development, and Community Service

The Life Initiative investments range from providing capital to small businesses, to supporting the expansion of community health centers, to providing loan funds for a variety of affordable housing projects. TLI is especially interested in making sure all parts of the Commonwealth benefit from TLI’s investments. In fact, our track record for investing in all five regions of the Commonwealth is particularly strong with all regions receiving at least 12% of TLI’s total investments.

Geographic Distribution

Since its inception, the Massachusetts Life Initiative has sought out investment opportunities throughout the Commonwealth. Access to capital is always a challenge for community developers, and is frequently even more challenging in smaller cities and communities. TLI’s track record of investing at least 12% of our total in each of the five regions of the Commonwealth demonstrates our commitment to geographic diversity.

From inception, TLI defined community development investing in the broadest terms. Building successful communities requires affordable housing, small business, childcare centers, health care facilities and commercial developments.
 

We believe it is important to get to know our borrowers, to understand their strategies, pipelines and challenges. We encourage borrowers to contact us early in the development process. We are committed to responding quickly and clearly to proposals. At times we can identify complementary funding sources and work through project challaneges.
 

TLI can provide predevelopment, acquisition, construction, bridge, working capital and more. We are able to tailor loan products to the needs of each deal.
 

Loans are underwritten by staff and presented on a monthly basis to and investment committee.
